Making The Market Work For You
Southlake Real Estate Agent Helps Navigate The Local Housing Market

Mike Lewis
What are the current real estate trends in the area?
The market slowed down after the summer of 2024, but it’s now on the upswing. More open houses are popping up and are packed with foot traffic. Buyers are back, mortgage applications are increasing. DFW has the #1 housing market in the country, fueled primarily by relocations. Inventory is still low, which means housing prices remain strong. However, as a buyer, you still have tools. You can ask for concessions, negotiate the price and negotiate repairs before closing.
What is the current housing inventory in Southlake?
In the fall of 2024, on average, the inventory was around 120 houses for sale. As of January 2025, the inventory had decreased to an average of about 40-50 houses.
Do you have tips on how I can get top dollar for my house?
It involves a mix of strategy, smart investment and some good old-fashioned elbow grease. Curb appeal is key! First impressions matter, so be sure that your lawn is manicured, your driveway is clean and your house is freshly painted. Simple touches like flowers or a new mailbox can also make a big difference.
Remember that potential buyers want to imagine themselves living in your house. Consider removing personal photos and excessive decorations – maybe even renting a storage unit for extra furnishings. It's also important to fix anything that’s broken, like leaky faucets and cracked tiles, and consider minor upgrades that can offer a high return on investment like new countertops, updated light fixtures or a fresh coat of paint. I would also really recommend hiring professionals for photos and for home staging. Both are an investment that often pays off.
How can I most effectively market my house?
Work with a knowledgeable real estate agent who knows your local market well. They can help you price your home competitively, market it effectively and navigate negotiations. Timing can also make a big difference -- typically, spring and summer are the best times to sell a house. I can’t stress enough that you should make your house available for as many showings and open houses as possible. Flexibility can help attract more potential buyers.
